Bayhealth
Medical Office Building
Target Building played a critical role in cost management through strategic value engineering. When precast exterior panels exceeded the budget, they proposed and mock-up tested alternative cladding options, ultimately delivering a cost-effective, visually cohesive multi-material exterior that integrated with the existing hospital and saved over $2 million. Target Building also negotiated proactive allowances with key subcontractors to mitigate weather delays following the December 2018 groundbreaking. Despite encountering 31 bad-weather days early in construction, this foresight saved the client considerable time and expense. The project includes an 85,000-square-foot, three-story medical office building on 8.2 acres within the Bayhealth Hospital campus. Nemours will occupy the 35,000-square-foot first floor, with Bayhealth practices on the upper floors. Site work includes: utilities, storm water management, and a 466-space landscaped parking lot, with an exterior combining storefront, curtain wall, precast, cement board panels, and an entrance canopy.
